A coated outer pane that breaks down dirt in daylight and lets rain wash it away.

Across Kent, the shortest day brings around 7h 52m of daylight and the midsummer sun reaches about 62.1° at noon. A lantern collects light from the bright overhead sky all year, and the right glass keeps the long summer days comfortable.

Planning and building regulations in Kent

England's Approved Document L caps the U-value of new or replacement rooflights in existing homes at 2.2 W/m²K, calculated with the glass horizontal.

Lanterns on permitted development extensions are part of the extension's height limits. Adding one to an existing roof is different: over 150 mm of projection can mean a planning application.

Building regulations are checked by your local authority building control team or a registered building control approver. Replacing a rooflight in an existing home is building work. Installers registered with a competent person scheme can self-certify; otherwise building control must be involved.
