Terms of sale
Last updated: 19 October 2026. These terms apply when you buy from Buy Roof Lanterns. Please read them with your written quote.
1. Who you are dealing with
Buy Roof Lanterns is a trading name of S&K Property Investments and Improvement Ltd, registered in England and Wales, company number 16932889, registered office Unit 1 Hembs Crescent, Great Barr, Birmingham B43 5DG. Contact: 0800 088 6248, info@buyrooflanterns.uk.
2. Guide prices and quotes
Prices on this website and in the configurator are guide prices to help you budget. They are not offers. We send a written quote with the fixed price, specification, lead time, delivery arrangements and payment terms. A contract is formed only when you accept the quote and we confirm your order in writing. Quotes are valid for the period stated on them.
3. Sizes and specification
Lanterns are made to the external kerb size you give us unless we have measured or surveyed. Please check your measurements carefully; we check that they are consistent but cannot verify dimensions on site we have not visited. Colours on screen are a guide; RAL references on your quote are what we order. Manufacturers may make minor technical changes that do not affect appearance or performance.
4. Payment
Payment terms are set out on your quote. Made-to-measure lanterns normally require payment, or a deposit, before we place the order with the manufacturer. We do not take card payments through this website.
5. Delivery
Delivery is usually to the kerbside or driveway on pallets. Delivery dates are estimates unless we agree a fixed date in writing. You need enough people available to unload. The goods are our responsibility until they are delivered to you or to someone you nominate. Please check deliveries where you can and tell us about any damage or missing items promptly, with photos. This does not affect your legal rights.
6. Your right to cancel (consumers)
Stock-size goods: if you are a consumer buying at a distance or away from our premises, you can cancel within 14 days of the day the goods are delivered, without giving a reason. Tell us in writing, for example by email. You must return the goods within 14 days of telling us, in their original condition, and you pay the cost of return; because lanterns cannot be posted, your quote states the estimated maximum cost of return. We refund the price and standard delivery within 14 days of receiving the goods back or evidence that you have sent them. We may reduce the refund if the goods have been handled more than necessary to inspect them.
Made-to-measure goods: lanterns, rooflights and upstands made to your specifications are excluded from the right to cancel under regulation 28(1)(b) of the Consumer Contracts (Information, Cancellation and Additional Charges) Regulations 2013. As a goodwill gesture you can cancel without charge until we place the order with the manufacturer, which we tell you when we confirm your order.
Fitting services: if you agree a fitting contract at a distance or away from our premises (for example during a survey at your home), you can cancel it within 14 days of the contract being made. If you ask us to start within that period and then cancel, you pay for the work done up to the point you tell us.
7. If something is wrong
If you are a consumer, the Consumer Rights Act 2015 gives you rights where goods are faulty, not as described or not fit for purpose, including a short-term right to reject within 30 days and rights to repair, replacement or a price reduction. Fitting must be carried out with reasonable care and skill. Each lantern also comes with its manufacturer's warranty on the terms stated on your quote, which is in addition to your legal rights.
8. Fitting
Where we fit, the work is carried out by installers working under S&K Property Investments and Improvement Ltd, which remains responsible for it. Fitting prices assume the conditions described on your quote; if hidden defects such as a rotten kerb or damaged roof are found, we will explain and agree any extra cost with you before doing extra work. You are responsible for any planning permission needed unless we agree otherwise in writing; your quote explains how building regulations will be dealt with.
9. Business customers
If you buy for a business, sections 6 and 7 do not apply. Goods must be inspected on delivery and defects notified within 7 days. Our total liability to a business customer is limited to the price paid for the goods or services concerned, and we are not liable for loss of profit or indirect loss.
10. Our liability
Nothing in these terms limits liability for death or personal injury caused by negligence, for fraud, or for anything else that cannot be limited by law. We are not liable for losses that were not foreseeable, or, for consumers, for business losses.
11. Images and information
Photographs and videos on this website are computer-generated images of typical products and settings; they are not photographs of our customers' homes or jobs. Technical information is general guidance; your quote and the manufacturer's documents are what apply to your order.
12. Complaints and law
Please tell us first if anything goes wrong, by email to info@buyrooflanterns.uk. These terms are governed by the law of England and Wales. If you live in Scotland or Northern Ireland you can also bring proceedings in your local courts.
