Planning and building regulations for Walthamstow
For homes in England, a new or replacement rooflight should achieve a U-value of 2.2 W/m²K or better in the horizontal position, under Approved Document L.
Planning-wise, a lantern on a new extension is judged as part of that extension, while one added to an existing roof can fall outside permitted development if it stands more than 150 mm proud.
Building regulations in Walthamstow are checked by your local authority building control team or a registered building control approver. Replacing a rooflight in an existing home is building work. Installers registered with a competent person scheme can self-certify; otherwise building control must be involved.

Questions from Walthamstow
How long does replacement take on site?
For a like-for-like swap on a sound kerb, often a day. Kerb or roof repairs add time.
Can I replace polycarbonate panels with glass?
Usually not in the old frame: glass is much heavier than polycarbonate and the frame was not designed for it. Replacing the whole lantern is the safer route.
Who checks building regulations for a lantern in Walthamstow?
Your local authority building control team or a registered building control approver. For a lantern in a new extension it forms part of the extension's approval; replacements in existing homes have their own rules.
Can you fit a roof lantern in Walthamstow?
We can quote for fitting where we have cover. Send your postcode and photos of the roof and kerb, and we will confirm before quoting.
