Planning and building regulations for Walthamstow
In England, building regulations energy guidance sets a limiting U-value of 2.2 W/m²K for new and replacement rooflights in existing homes, measured horizontally.
On a permitted development extension the lantern counts towards the extension's height; on an existing roof, a rooflight projecting more than 150 mm may need planning permission.
Building regulations in Walthamstow are checked by your local authority building control team or a registered building control approver. Replacing a rooflight in an existing home is building work. Installers registered with a competent person scheme can self-certify; otherwise building control must be involved.

Questions from Walthamstow
Is a pyramid lantern more expensive than a rectangular one?
Per square metre it can cost slightly more, because every pane is a triangle and the apex needs a special joint. The difference is usually small next to the effect of size and glass choice.
Will a square lantern leak at the top?
It should not when it is correctly installed and maintained. The apex is factory-designed to shed water; leaks usually come from the upstand or roof membrane rather than the lantern itself, which is why the upstand detail matters.
Do I need planning permission for a roof lantern in Walthamstow?
Often not, but it depends on the roof, the property and whether it is listed or in a conservation area. Check with your district, borough or unitary council before ordering.
Is it worth having solar-control glass in Walthamstow?
With the midsummer sun about 61.8° high at noon, roof glass in Walthamstow gets strong summer sun. Solar control is recommended for large or south-facing lanterns.
