Planning and building regulations for Braintree
For homes in England, a new or replacement rooflight should achieve a U-value of 2.2 W/m²K or better in the horizontal position, under Approved Document L.
Lanterns on permitted development extensions are part of the extension's height limits. Adding one to an existing roof is different: over 150 mm of projection can mean a planning application.
Building regulations in Braintree are checked by your local authority building control team or a registered building control approver. Replacing a rooflight in an existing home is building work. Installers registered with a competent person scheme can self-certify; otherwise building control must be involved.

Questions from Braintree
Does black get hotter?
The frame surface does, but the effect on the room is small next to the choice of glass.
Is a black lantern too dark inside?
The frame is a small part of what you see; the glass dominates. Black frames inside create a graphic grid that many people like. If you want a softer look, choose white inside.
How quickly can I get a roof lantern in Braintree?
Stock sizes are typically ready in 5–10 working days, made-to-measure in 3–4 weeks, plus delivery. Your quote gives the date for CM7.
Do you deliver roof lanterns to Braintree?
Yes. Delivery to Braintree (CM7) is quoted for your exact postcode and confirmed in writing on your quote, together with the lead time.
