Planning and building regulations for Chelmsford
In England, building regulations energy guidance sets a limiting U-value of 2.2 W/m²K for new and replacement rooflights in existing homes, measured horizontally.
On a permitted development extension the lantern counts towards the extension's height; on an existing roof, a rooflight projecting more than 150 mm may need planning permission.
Building regulations in Chelmsford are checked by your local authority building control team or a registered building control approver. Replacing a rooflight in an existing home is building work. Installers registered with a competent person scheme can self-certify; otherwise building control must be involved.

Questions from Chelmsford
Will black fade?
Quality powder coatings are designed for UK weather. Matt finishes may show a slight sheen change over many years.
Is a black lantern too dark inside?
The frame is a small part of what you see; the glass dominates. Black frames inside create a graphic grid that many people like. If you want a softer look, choose white inside.
Do I need planning permission for a roof lantern in Chelmsford?
Often not, but it depends on the roof, the property and whether it is listed or in a conservation area. Check with your district, borough or unitary council before ordering.
Can you fit a roof lantern in Chelmsford?
We can quote for fitting where we have cover. Send your postcode and photos of the roof and kerb, and we will confirm before quoting.
