Rectangular roof lanterns for Braintree homes
The classic double-hipped lantern: a ridge, four sloping sides and the most size choice.
In midsummer the noon sun stands about 61.6° high over Braintree, so roof glazing gets the full strength of it. That is why solar-control glass is worth considering on larger lanterns here.

Planning and building regulations for Braintree
In England, building regulations energy guidance sets a limiting U-value of 2.2 W/m²K for new and replacement rooflights in existing homes, measured horizontally.
Lanterns on permitted development extensions are part of the extension's height limits. Adding one to an existing roof is different: over 150 mm of projection can mean a planning application.
Building regulations in Braintree are checked by your local authority building control team or a registered building control approver. Replacing a rooflight in an existing home is building work. Installers registered with a competent person scheme can self-certify; otherwise building control must be involved.

Questions from Braintree
What is the most common rectangular roof lantern size?
Sizes of 1000 × 2000 mm and 1500 × 2500 mm are common standard sizes for kitchen and dining extensions, but the right size is the one that matches your kerb. If your kerb is not built yet, our sizes guide helps you pick a standard size first.
Which way should the ridge run?
The ridge runs along the longer side. On a square opening there is no ridge and the lantern becomes a pyramid.
Can you fit a roof lantern in Braintree?
We can quote for fitting where we have cover. Send your postcode and photos of the roof and kerb, and we will confirm before quoting.
Who checks building regulations for a lantern in Braintree?
Your local authority building control team or a registered building control approver. For a lantern in a new extension it forms part of the extension's approval; replacements in existing homes have their own rules.
