Square roof lanterns for Brecon homes
Four triangular panes meeting at a point: a pyramid lantern for square openings.

Planning and building regulations for Brecon
Wales sets its own energy standards for rooflights in the Welsh Approved Document L, so the Welsh figures apply rather than England's.
Wales has its own householder permitted development rules; listed buildings and conservation areas are the usual cases needing consent.
Building regulations in Brecon are checked by your local authority building control team. Replacing a rooflight in an existing home is building work in Wales too. A competent person scheme installer can self-certify; otherwise building control should be notified.

Questions from Brecon
Can I have an opening vent in a pyramid lantern?
Some ranges can fit a vent in one of the triangular panes, others cannot. We will tell you on the quote whether your chosen range allows it.
Will a square lantern leak at the top?
It should not when it is correctly installed and maintained. The apex is factory-designed to shed water; leaks usually come from the upstand or roof membrane rather than the lantern itself, which is why the upstand detail matters.
Who checks building regulations for a lantern in Brecon?
Your local authority building control team. For a lantern in a new extension it forms part of the extension's approval; replacements in existing homes have their own rules.
Do I need planning permission for a roof lantern in Brecon?
Often not, but it depends on the roof, the property and whether it is listed or in a conservation area. Check with your county or county borough council before ordering.
