Planning and building regulations for Woodford Green
For homes in England, a new or replacement rooflight should achieve a U-value of 2.2 W/m²K or better in the horizontal position, under Approved Document L.
Planning-wise, a lantern on a new extension is judged as part of that extension, while one added to an existing roof can fall outside permitted development if it stands more than 150 mm proud.
Building regulations in Woodford Green are checked by your local authority building control team or a registered building control approver. Replacing a rooflight in an existing home is building work. Installers registered with a competent person scheme can self-certify; otherwise building control must be involved.

Questions from Woodford Green
Does a longer lantern need extra support?
Long lanterns use intermediate rafters inside the lantern itself. The roof structure around the opening must be designed to carry the lantern's weight; your builder or engineer sizes the trimmers.
Which way should the ridge run?
The ridge runs along the longer side. On a square opening there is no ridge and the lantern becomes a pyramid.
Do I need planning permission for a roof lantern in Woodford Green?
Often not, but it depends on the roof, the property and whether it is listed or in a conservation area. Check with your district, borough or unitary council before ordering.
Is it worth having solar-control glass in Woodford Green?
With the midsummer sun about 61.8° high at noon, roof glass in Woodford Green gets strong summer sun. Solar control is recommended for large or south-facing lanterns.
