Contemporary roof lanterns for Basildon homes
Slim frames, fewer bars and a lower profile for a cleaner view of the sky.
In midsummer the noon sun stands about 61.9° high over Basildon, so roof glazing gets the full strength of it. That is why solar-control glass is worth considering on larger lanterns here.

Planning and building regulations for Basildon
For homes in England, a new or replacement rooflight should achieve a U-value of 2.2 W/m²K or better in the horizontal position, under Approved Document L.
On a permitted development extension the lantern counts towards the extension's height; on an existing roof, a rooflight projecting more than 150 mm may need planning permission.
Building regulations in Basildon are checked by your local authority building control team or a registered building control approver. Replacing a rooflight in an existing home is building work. Installers registered with a competent person scheme can self-certify; otherwise building control must be involved.

Questions from Basildon
Do contemporary lanterns cost more?
Usually a little more per size than a standard range, because the bigger glass units cost more to make and handle.
Are contemporary lanterns weaker?
They are engineered for the sizes they are sold in. That is exactly why their maximum sizes are often smaller: the frame is slimmer, so each range has its own limits.
Do I need planning permission for a roof lantern in Basildon?
Often not, but it depends on the roof, the property and whether it is listed or in a conservation area. Check with your district, borough or unitary council before ordering.
Who checks building regulations for a lantern in Basildon?
Your local authority building control team or a registered building control approver. For a lantern in a new extension it forms part of the extension's approval; replacements in existing homes have their own rules.
