Planning and building regulations for Elgin
Here the Building (Scotland) Regulations and the domestic Technical Handbook set the standards, with a building warrant usually required for extension work.
Planning in Scotland follows the Scottish permitted development order; your council confirms whether your lantern needs consent.
Building regulations in Elgin are checked by your local authority building standards (verifier) service. Some like-for-like replacement work does not need a building warrant but must still meet the building standards. Your council's building standards service can confirm.

Questions from Elgin
Is a black lantern too dark inside?
The frame is a small part of what you see; the glass dominates. Black frames inside create a graphic grid that many people like. If you want a softer look, choose white inside.
Does black get hotter?
The frame surface does, but the effect on the room is small next to the choice of glass.
Who checks building regulations for a lantern in Elgin?
Your local authority building standards (verifier) service. For a lantern in a new extension it forms part of the extension's approval; replacements in existing homes have their own rules.
Do you deliver roof lanterns to Elgin?
Yes. Delivery to Elgin (IV30) is quoted for your exact postcode and confirmed in writing on your quote, together with the lead time.
