Planning and building regulations for Leatherhead
For homes in England, a new or replacement rooflight should achieve a U-value of 2.2 W/m²K or better in the horizontal position, under Approved Document L.
Lanterns on permitted development extensions are part of the extension's height limits. Adding one to an existing roof is different: over 150 mm of projection can mean a planning application.
Building regulations in Leatherhead are checked by your local authority building control team or a registered building control approver. Replacing a rooflight in an existing home is building work. Installers registered with a competent person scheme can self-certify; otherwise building control must be involved.

Questions from Leatherhead
How accurate do my measurements need to be?
Accurate to the millimetre on the outside of the kerb, measured at several points. Kerbs are rarely perfectly square, so measure both diagonals too. Our measuring guide shows how.
Do bespoke lanterns cost much more?
For simple rectangles the premium over a stock size is usually modest. Special shapes cost more because each one is engineered individually.
Who checks building regulations for a lantern in Leatherhead?
Your local authority building control team or a registered building control approver. For a lantern in a new extension it forms part of the extension's approval; replacements in existing homes have their own rules.
How quickly can I get a roof lantern in Leatherhead?
Stock sizes are typically ready in 5–10 working days, made-to-measure in 3–4 weeks, plus delivery. Your quote gives the date for KT22.
