Planning and building regulations for Reigate
For homes in England, a new or replacement rooflight should achieve a U-value of 2.2 W/m²K or better in the horizontal position, under Approved Document L.
On a permitted development extension the lantern counts towards the extension's height; on an existing roof, a rooflight projecting more than 150 mm may need planning permission.
Building regulations in Reigate are checked by your local authority building control team or a registered building control approver. Replacing a rooflight in an existing home is building work. Installers registered with a competent person scheme can self-certify; otherwise building control must be involved.

Questions from Reigate
Will the colour fade?
Polyester powder coatings are designed for outdoor use and hold their colour well. Coastal sites benefit from occasional washing to remove salt deposits.
Do aluminium lanterns get cold and drip?
Thermally broken frames are designed to reduce cold bridging. Condensation can still form if a room is very humid and poorly ventilated, which is why kitchens and bathrooms need extract ventilation.
