Planning and building regulations for Northampton
In England, building regulations energy guidance sets a limiting U-value of 2.2 W/m²K for new and replacement rooflights in existing homes, measured horizontally.
Lanterns on permitted development extensions are part of the extension's height limits. Adding one to an existing roof is different: over 150 mm of projection can mean a planning application.
Building regulations in Northampton are checked by your local authority building control team or a registered building control approver. Replacing a rooflight in an existing home is building work. Installers registered with a competent person scheme can self-certify; otherwise building control must be involved.

Questions from Northampton
Which white matches uPVC windows?
Gloss white, often RAL 9016, is usually closest. Send us a photo of your windows if you are unsure.
Does a white lantern show dirt?
Outside, white shows dirt more than grey. Self-cleaning glass helps with the glass, and the frames benefit from an occasional wash.
Do you deliver roof lanterns to Northampton?
Yes. Delivery to Northampton (NN1) is quoted for your exact postcode and confirmed in writing on your quote, together with the lead time.
Do I need planning permission for a roof lantern in Northampton?
Often not, but it depends on the roof, the property and whether it is listed or in a conservation area. Check with your district, borough or unitary council before ordering.
