Planning and building regulations for South Shields
In England, building regulations energy guidance sets a limiting U-value of 2.2 W/m²K for new and replacement rooflights in existing homes, measured horizontally.
Planning-wise, a lantern on a new extension is judged as part of that extension, while one added to an existing roof can fall outside permitted development if it stands more than 150 mm proud.
Building regulations in South Shields are checked by your local authority building control team or a registered building control approver. Replacing a rooflight in an existing home is building work. Installers registered with a competent person scheme can self-certify; otherwise building control must be involved.

Questions from South Shields
Will white uPVC yellow over time?
Modern uPVC profiles are UV-stabilised and should stay white with normal cleaning. Very old lanterns, especially with polycarbonate panels, are the ones that discolour.
Are uPVC lanterns as good as aluminium?
They do the same job at a lower price, with bulkier frames and fewer colour and size options. For most showpiece extensions aluminium is worth the extra.
Do you deliver roof lanterns to South Shields?
Yes. Delivery to South Shields (NE33) is quoted for your exact postcode and confirmed in writing on your quote, together with the lead time.
Who checks building regulations for a lantern in South Shields?
Your local authority building control team or a registered building control approver. For a lantern in a new extension it forms part of the extension's approval; replacements in existing homes have their own rules.
