Planning and building regulations for Burnham-on-Sea
For homes in England, a new or replacement rooflight should achieve a U-value of 2.2 W/m²K or better in the horizontal position, under Approved Document L.
On a permitted development extension the lantern counts towards the extension's height; on an existing roof, a rooflight projecting more than 150 mm may need planning permission.
Building regulations in Burnham-on-Sea are checked by your local authority building control team or a registered building control approver. Replacing a rooflight in an existing home is building work. Installers registered with a competent person scheme can self-certify; otherwise building control must be involved.

Questions from Burnham-on-Sea
Is a traditional lantern harder to clean?
There are more bars, so there are more edges for dirt to collect along. Self-cleaning glass helps, but a gentle rinse once or twice a year is still worthwhile.
Will a traditional lantern need planning permission?
The style does not change the planning position; size, height and location do. Listed buildings and conservation areas are the main cases where consent is more likely to be needed.
Do you deliver roof lanterns to Burnham-on-Sea?
Yes. Delivery to Burnham-on-Sea (TA8) is quoted for your exact postcode and confirmed in writing on your quote, together with the lead time.
How quickly can I get a roof lantern in Burnham-on-Sea?
Stock sizes are typically ready in 5–10 working days, made-to-measure in 3–4 weeks, plus delivery. Your quote gives the date for TA8.
