Planning and building regulations for Lytham St Annes
For homes in England, a new or replacement rooflight should achieve a U-value of 2.2 W/m²K or better in the horizontal position, under Approved Document L.
On a permitted development extension the lantern counts towards the extension's height; on an existing roof, a rooflight projecting more than 150 mm may need planning permission.
Building regulations in Lytham St Annes are checked by your local authority building control team or a registered building control approver. Replacing a rooflight in an existing home is building work. Installers registered with a competent person scheme can self-certify; otherwise building control must be involved.

Questions from Lytham St Annes
Do you make timber traditional lanterns?
Our range is aluminium and uPVC. Aluminium can be powder-coated in heritage colours that suit timber windows and doors.
Will a traditional lantern need planning permission?
The style does not change the planning position; size, height and location do. Listed buildings and conservation areas are the main cases where consent is more likely to be needed.
How quickly can I get a roof lantern in Lytham St Annes?
Stock sizes are typically ready in 5–10 working days, made-to-measure in 3–4 weeks, plus delivery. Your quote gives the date for FY8.
Do I need planning permission for a roof lantern in Lytham St Annes?
Often not, but it depends on the roof, the property and whether it is listed or in a conservation area. Check with your district, borough or unitary council before ordering.
