Planning and building regulations for Southampton
For homes in England, a new or replacement rooflight should achieve a U-value of 2.2 W/m²K or better in the horizontal position, under Approved Document L.
Planning-wise, a lantern on a new extension is judged as part of that extension, while one added to an existing roof can fall outside permitted development if it stands more than 150 mm proud.
Building regulations in Southampton are checked by your local authority building control team or a registered building control approver. Replacing a rooflight in an existing home is building work. Installers registered with a competent person scheme can self-certify; otherwise building control must be involved.

Questions from Southampton
Will a traditional lantern need planning permission?
The style does not change the planning position; size, height and location do. Listed buildings and conservation areas are the main cases where consent is more likely to be needed.
Do you make timber traditional lanterns?
Our range is aluminium and uPVC. Aluminium can be powder-coated in heritage colours that suit timber windows and doors.
Who checks building regulations for a lantern in Southampton?
Your local authority building control team or a registered building control approver. For a lantern in a new extension it forms part of the extension's approval; replacements in existing homes have their own rules.
Is it worth having solar-control glass in Southampton?
With the midsummer sun about 62.5° high at noon, roof glass in Southampton gets strong summer sun. Solar control is recommended for large or south-facing lanterns.
