Planning and building regulations for Bedford
For homes in England, a new or replacement rooflight should achieve a U-value of 2.2 W/m²K or better in the horizontal position, under Approved Document L.
Lanterns on permitted development extensions are part of the extension's height limits. Adding one to an existing roof is different: over 150 mm of projection can mean a planning application.
Building regulations in Bedford are checked by your local authority building control team or a registered building control approver. Replacing a rooflight in an existing home is building work. Installers registered with a competent person scheme can self-certify; otherwise building control must be involved.
