Planning and building regulations for Burton upon Trent
For homes in England, a new or replacement rooflight should achieve a U-value of 2.2 W/m²K or better in the horizontal position, under Approved Document L.
Planning-wise, a lantern on a new extension is judged as part of that extension, while one added to an existing roof can fall outside permitted development if it stands more than 150 mm proud.
Building regulations in Burton upon Trent are checked by your local authority building control team or a registered building control approver. Replacing a rooflight in an existing home is building work. Installers registered with a competent person scheme can self-certify; otherwise building control must be involved.

Per square metre it can cost slightly more, because every pane is a triangle and the apex needs a special joint. The difference is usually small next to the effect of size and glass choice.
Can I have an opening vent in a pyramid lantern?
Some ranges can fit a vent in one of the triangular panes, others cannot. We will tell you on the quote whether your chosen range allows it.
Do I need planning permission for a roof lantern in Burton upon Trent?
Often not, but it depends on the roof, the property and whether it is listed or in a conservation area. Check with your district, borough or unitary council before ordering.
