Planning and building regulations for Burnham-on-Sea
In England, building regulations energy guidance sets a limiting U-value of 2.2 W/m²K for new and replacement rooflights in existing homes, measured horizontally.
Lanterns on permitted development extensions are part of the extension's height limits. Adding one to an existing roof is different: over 150 mm of projection can mean a planning application.
Building regulations in Burnham-on-Sea are checked by your local authority building control team or a registered building control approver. Replacing a rooflight in an existing home is building work. Installers registered with a competent person scheme can self-certify; otherwise building control must be involved.

Questions from Burnham-on-Sea
Will a square lantern leak at the top?
It should not when it is correctly installed and maintained. The apex is factory-designed to shed water; leaks usually come from the upstand or roof membrane rather than the lantern itself, which is why the upstand detail matters.
What is the largest square lantern?
Ranges differ. Many go to around 3 m square, with extra hip bars on larger sizes. Tell us your kerb size and we will confirm which ranges can make it.
Can you fit a roof lantern in Burnham-on-Sea?
We can quote for fitting where we have cover. Send your postcode and photos of the roof and kerb, and we will confirm before quoting.
Is it worth having solar-control glass in Burnham-on-Sea?
With the midsummer sun about 62.2° high at noon, roof glass in Burnham-on-Sea gets strong summer sun. Solar control is recommended for large or south-facing lanterns.
