Planning and building regulations for Kirkby-in-Ashfield
In England, building regulations energy guidance sets a limiting U-value of 2.2 W/m²K for new and replacement rooflights in existing homes, measured horizontally.
On a permitted development extension the lantern counts towards the extension's height; on an existing roof, a rooflight projecting more than 150 mm may need planning permission.
Building regulations in Kirkby-in-Ashfield are checked by your local authority building control team or a registered building control approver. Replacing a rooflight in an existing home is building work. Installers registered with a competent person scheme can self-certify; otherwise building control must be involved.

Questions from Kirkby-in-Ashfield
Is a pyramid lantern more expensive than a rectangular one?
Per square metre it can cost slightly more, because every pane is a triangle and the apex needs a special joint. The difference is usually small next to the effect of size and glass choice.
Will a square lantern leak at the top?
It should not when it is correctly installed and maintained. The apex is factory-designed to shed water; leaks usually come from the upstand or roof membrane rather than the lantern itself, which is why the upstand detail matters.
How quickly can I get a roof lantern in Kirkby-in-Ashfield?
Stock sizes are typically ready in 5–10 working days, made-to-measure in 3–4 weeks, plus delivery. Your quote gives the date for NG17.
Who checks building regulations for a lantern in Kirkby-in-Ashfield?
Your local authority building control team or a registered building control approver. For a lantern in a new extension it forms part of the extension's approval; replacements in existing homes have their own rules.
