Planning and building regulations for Welwyn Garden City
In England, building regulations energy guidance sets a limiting U-value of 2.2 W/m²K for new and replacement rooflights in existing homes, measured horizontally.
Lanterns on permitted development extensions are part of the extension's height limits. Adding one to an existing roof is different: over 150 mm of projection can mean a planning application.
Building regulations in Welwyn Garden City are checked by your local authority building control team or a registered building control approver. Replacing a rooflight in an existing home is building work. Installers registered with a competent person scheme can self-certify; otherwise building control must be involved.

Questions from Welwyn Garden City
Will a square lantern leak at the top?
It should not when it is correctly installed and maintained. The apex is factory-designed to shed water; leaks usually come from the upstand or roof membrane rather than the lantern itself, which is why the upstand detail matters.
Can I have an opening vent in a pyramid lantern?
Some ranges can fit a vent in one of the triangular panes, others cannot. We will tell you on the quote whether your chosen range allows it.
Can you fit a roof lantern in Welwyn Garden City?
We can quote for fitting where we have cover. Send your postcode and photos of the roof and kerb, and we will confirm before quoting.
Do you deliver roof lanterns to Welwyn Garden City?
Yes. Delivery to Welwyn Garden City (AL8) is quoted for your exact postcode and confirmed in writing on your quote, together with the lead time.
