Choosing square roof lanterns in Essex

Four triangular panes meeting at a point: a pyramid lantern for square openings.

Across Essex, the shortest day brings around 7h 48m of daylight and the midsummer sun reaches about 61.7° at noon. A lantern collects light from the bright overhead sky all year, and the right glass keeps the long summer days comfortable.

  • Ideal over a table, island or hallway
  • Strong central focal point from below
  • Stock colours or any RAL on request
  • Square sizes from about one metre

Planning and building regulations in Essex

England's Approved Document L caps the U-value of new or replacement rooflights in existing homes at 2.2 W/m²K, calculated with the glass horizontal.

On a permitted development extension the lantern counts towards the extension's height; on an existing roof, a rooflight projecting more than 150 mm may need planning permission.

Building regulations are checked by your local authority building control team or a registered building control approver. Replacing a rooflight in an existing home is building work. Installers registered with a competent person scheme can self-certify; otherwise building control must be involved.

Square roof lanterns in Essex: questions

Will a square lantern leak at the top?

It should not when it is correctly installed and maintained. The apex is factory-designed to shed water; leaks usually come from the upstand or roof membrane rather than the lantern itself, which is why the upstand detail matters.

What is the largest square lantern?

Ranges differ. Many go to around 3 m square, with extra hip bars on larger sizes. Tell us your kerb size and we will confirm which ranges can make it.

Can I have an opening vent in a pyramid lantern?

Some ranges can fit a vent in one of the triangular panes, others cannot. We will tell you on the quote whether your chosen range allows it.

Do I need planning permission for a roof lantern in Essex?

Often not, but it depends on the roof, the property and whether it is listed or in a conservation area. Check with your district, borough or unitary council before ordering.
