Planning and building regulations for Macclesfield
England's Approved Document L caps the U-value of new or replacement rooflights in existing homes at 2.2 W/m²K, calculated with the glass horizontal.
Planning-wise, a lantern on a new extension is judged as part of that extension, while one added to an existing roof can fall outside permitted development if it stands more than 150 mm proud.
Building regulations in Macclesfield are checked by your local authority building control team or a registered building control approver. Replacing a rooflight in an existing home is building work. Installers registered with a competent person scheme can self-certify; otherwise building control must be involved.

Questions from Macclesfield
Can I have an opening vent in a pyramid lantern?
Some ranges can fit a vent in one of the triangular panes, others cannot. We will tell you on the quote whether your chosen range allows it.
Is a pyramid lantern more expensive than a rectangular one?
Per square metre it can cost slightly more, because every pane is a triangle and the apex needs a special joint. The difference is usually small next to the effect of size and glass choice.
Is it worth having solar-control glass in Macclesfield?
With the midsummer sun about 60.2° high at noon, roof glass in Macclesfield gets strong summer sun. Solar control is recommended for large or south-facing lanterns.
Who checks building regulations for a lantern in Macclesfield?
Your local authority building control team or a registered building control approver. For a lantern in a new extension it forms part of the extension's approval; replacements in existing homes have their own rules.
