Planning and building regulations for Colchester
England's Approved Document L caps the U-value of new or replacement rooflights in existing homes at 2.2 W/m²K, calculated with the glass horizontal.
Lanterns on permitted development extensions are part of the extension's height limits. Adding one to an existing roof is different: over 150 mm of projection can mean a planning application.
Building regulations in Colchester are checked by your local authority building control team or a registered building control approver. Replacing a rooflight in an existing home is building work. Installers registered with a competent person scheme can self-certify; otherwise building control must be involved.

Questions from Colchester
Does it help in winter?
Solar control mainly limits summer heat. Winter heat loss is governed by the U-value, which depends on the glazing unit and frame.
Can blinds do the same job?
Internal blinds reduce glare but the heat is already inside the room. Glass that stops the heat at the roof is more effective.
How quickly can I get a roof lantern in Colchester?
Stock sizes are typically ready in 5–10 working days, made-to-measure in 3–4 weeks, plus delivery. Your quote gives the date for CO1.
Who checks building regulations for a lantern in Colchester?
Your local authority building control team or a registered building control approver. For a lantern in a new extension it forms part of the extension's approval; replacements in existing homes have their own rules.
