Planning and building regulations for Tynemouth
In England, building regulations energy guidance sets a limiting U-value of 2.2 W/m²K for new and replacement rooflights in existing homes, measured horizontally.
Planning-wise, a lantern on a new extension is judged as part of that extension, while one added to an existing roof can fall outside permitted development if it stands more than 150 mm proud.
Building regulations in Tynemouth are checked by your local authority building control team or a registered building control approver. Replacing a rooflight in an existing home is building work. Installers registered with a competent person scheme can self-certify; otherwise building control must be involved.

Are small lanterns available quickly?
Standard small sizes are often available from stock. Lead times are confirmed on your quote.
Can I fit a small lantern myself?
Small lanterns are within the reach of a competent builder or roofer. The critical parts are a level, square, weatherproof upstand and the manufacturer's fixing instructions. In existing homes, replacement rooflights are building work that may need building control involvement.
Who checks building regulations for a lantern in Tynemouth?
Your local authority building control team or a registered building control approver. For a lantern in a new extension it forms part of the extension's approval; replacements in existing homes have their own rules.
