Planning and building regulations for Totton
In England, building regulations energy guidance sets a limiting U-value of 2.2 W/m²K for new and replacement rooflights in existing homes, measured horizontally.
On a permitted development extension the lantern counts towards the extension's height; on an existing roof, a rooflight projecting more than 150 mm may need planning permission.
Building regulations in Totton are checked by your local authority building control team or a registered building control approver. Replacing a rooflight in an existing home is building work. Installers registered with a competent person scheme can self-certify; otherwise building control must be involved.

Questions from Totton
Does a small lantern need an opening vent?
Not usually. Background ventilation for the room can come from trickle vents or extract fans. Vents are more useful on lanterns over kitchens and large living spaces.
Can I fit a small lantern myself?
Small lanterns are within the reach of a competent builder or roofer. The critical parts are a level, square, weatherproof upstand and the manufacturer's fixing instructions. In existing homes, replacement rooflights are building work that may need building control involvement.
Do you deliver roof lanterns to Totton?
Yes. Delivery to Totton (SO40) is quoted for your exact postcode and confirmed in writing on your quote, together with the lead time.
Who checks building regulations for a lantern in Totton?
Your local authority building control team or a registered building control approver. For a lantern in a new extension it forms part of the extension's approval; replacements in existing homes have their own rules.
