Planning and building regulations for Liverpool
In England, building regulations energy guidance sets a limiting U-value of 2.2 W/m²K for new and replacement rooflights in existing homes, measured horizontally.
Planning-wise, a lantern on a new extension is judged as part of that extension, while one added to an existing roof can fall outside permitted development if it stands more than 150 mm proud.
Building regulations in Liverpool are checked by your local authority building control team or a registered building control approver. Replacing a rooflight in an existing home is building work. Installers registered with a competent person scheme can self-certify; otherwise building control must be involved.

Questions from Liverpool
Do I still need to clean self-cleaning glass?
Occasionally. It keeps the glass cleaner for longer, but heavy dirt and droppings still need a gentle rinse, especially in dry spells.
Can the coating be damaged?
Yes, by abrasive cleaning, some chemicals and silicone. Follow the care instructions supplied with your lantern.
Is it worth having solar-control glass in Liverpool?
With the midsummer sun about 60.0° high at noon, roof glass in Liverpool gets strong summer sun. Solar control is recommended for large or south-facing lanterns.
Who checks building regulations for a lantern in Liverpool?
Your local authority building control team or a registered building control approver. For a lantern in a new extension it forms part of the extension's approval; replacements in existing homes have their own rules.
