Planning and building regulations for Sale
For homes in England, a new or replacement rooflight should achieve a U-value of 2.2 W/m²K or better in the horizontal position, under Approved Document L.
Planning-wise, a lantern on a new extension is judged as part of that extension, while one added to an existing roof can fall outside permitted development if it stands more than 150 mm proud.
Building regulations in Sale are checked by your local authority building control team or a registered building control approver. Replacing a rooflight in an existing home is building work. Installers registered with a competent person scheme can self-certify; otherwise building control must be involved.

Questions from Sale
Can the coating be damaged?
Yes, by abrasive cleaning, some chemicals and silicone. Follow the care instructions supplied with your lantern.
Do I still need to clean self-cleaning glass?
Occasionally. It keeps the glass cleaner for longer, but heavy dirt and droppings still need a gentle rinse, especially in dry spells.
Do I need planning permission for a roof lantern in Sale?
Often not, but it depends on the roof, the property and whether it is listed or in a conservation area. Check with your district, borough or unitary council before ordering.
Is it worth having solar-control glass in Sale?
With the midsummer sun about 60.0° high at noon, roof glass in Sale gets strong summer sun. Solar control is recommended for large or south-facing lanterns.
