Planning and building regulations for Chingford
For homes in England, a new or replacement rooflight should achieve a U-value of 2.2 W/m²K or better in the horizontal position, under Approved Document L.
On a permitted development extension the lantern counts towards the extension's height; on an existing roof, a rooflight projecting more than 150 mm may need planning permission.
Building regulations in Chingford are checked by your local authority building control team or a registered building control approver. Replacing a rooflight in an existing home is building work. Installers registered with a competent person scheme can self-certify; otherwise building control must be involved.

Questions from Chingford
Does it work under trees?
Less well. Sap and leaf debris build up faster than daylight and rain can deal with them, so lanterns under trees need more regular rinsing.
Do I still need to clean self-cleaning glass?
Occasionally. It keeps the glass cleaner for longer, but heavy dirt and droppings still need a gentle rinse, especially in dry spells.
Who checks building regulations for a lantern in Chingford?
Your local authority building control team or a registered building control approver. For a lantern in a new extension it forms part of the extension's approval; replacements in existing homes have their own rules.
Do I need planning permission for a roof lantern in Chingford?
Often not, but it depends on the roof, the property and whether it is listed or in a conservation area. Check with your district, borough or unitary council before ordering.
