Self-cleaning glass roof lanterns for Harwich homes
A coated outer pane that breaks down dirt in daylight and lets rain wash it away.
On the shortest day Harwich gets about 7h 45m of daylight, with the sun only 14.6° above the horizon at noon. Light from the sky overhead is the brightest available in winter, which is exactly what a roof lantern collects.
- Coated outer pane loosens dirt in daylight
- Less cleaning on hard-to-reach glass
- Rain sheets off and carries dirt away

Planning and building regulations for Harwich
England's Approved Document L caps the U-value of new or replacement rooflights in existing homes at 2.2 W/m²K, calculated with the glass horizontal.
Planning-wise, a lantern on a new extension is judged as part of that extension, while one added to an existing roof can fall outside permitted development if it stands more than 150 mm proud.
Building regulations in Harwich are checked by your local authority building control team or a registered building control approver. Replacing a rooflight in an existing home is building work. Installers registered with a competent person scheme can self-certify; otherwise building control must be involved.

Questions from Harwich
Does it work under trees?
Less well. Sap and leaf debris build up faster than daylight and rain can deal with them, so lanterns under trees need more regular rinsing.
Is self-cleaning glass the same as solar-control glass?
No. Self-cleaning is a coating that sheds dirt; solar control reduces heat gain. Many lantern units combine both.
Is it worth having solar-control glass in Harwich?
With the midsummer sun about 61.5° high at noon, roof glass in Harwich gets strong summer sun. Solar control is recommended for large or south-facing lanterns.
Who checks building regulations for a lantern in Harwich?
Your local authority building control team or a registered building control approver. For a lantern in a new extension it forms part of the extension's approval; replacements in existing homes have their own rules.
