Planning and building regulations for Ely
In England, building regulations energy guidance sets a limiting U-value of 2.2 W/m²K for new and replacement rooflights in existing homes, measured horizontally.
Lanterns on permitted development extensions are part of the extension's height limits. Adding one to an existing roof is different: over 150 mm of projection can mean a planning application.
Building regulations in Ely are checked by your local authority building control team or a registered building control approver. Replacing a rooflight in an existing home is building work. Installers registered with a competent person scheme can self-certify; otherwise building control must be involved.

Questions from Ely
Do I still need to clean self-cleaning glass?
Occasionally. It keeps the glass cleaner for longer, but heavy dirt and droppings still need a gentle rinse, especially in dry spells.
Can the coating be damaged?
Yes, by abrasive cleaning, some chemicals and silicone. Follow the care instructions supplied with your lantern.
Do I need planning permission for a roof lantern in Ely?
Often not, but it depends on the roof, the property and whether it is listed or in a conservation area. Check with your district, borough or unitary council before ordering.
Do you deliver roof lanterns to Ely?
Yes. Delivery to Ely (CB7) is quoted for your exact postcode and confirmed in writing on your quote, together with the lead time.
