Planning and building regulations for Wakefield
In England, building regulations energy guidance sets a limiting U-value of 2.2 W/m²K for new and replacement rooflights in existing homes, measured horizontally.
Lanterns on permitted development extensions are part of the extension's height limits. Adding one to an existing roof is different: over 150 mm of projection can mean a planning application.
Building regulations in Wakefield are checked by your local authority building control team or a registered building control approver. Replacing a rooflight in an existing home is building work. Installers registered with a competent person scheme can self-certify; otherwise building control must be involved.

Questions from Wakefield
Can I replace polycarbonate panels with glass?
Usually not in the old frame: glass is much heavier than polycarbonate and the frame was not designed for it. Replacing the whole lantern is the safer route.
My old lantern leaks. Is it the lantern or the roof?
Often the roof or kerb detailing. A survey or close inspection will tell. If the lantern is the problem, replacing it is usually better value than repairing old polycarbonate.
Who checks building regulations for a lantern in Wakefield?
Your local authority building control team or a registered building control approver. For a lantern in a new extension it forms part of the extension's approval; replacements in existing homes have their own rules.
Can you fit a roof lantern in Wakefield?
We can quote for fitting where we have cover. Send your postcode and photos of the roof and kerb, and we will confirm before quoting.
