Planning and building regulations for Melksham
In England, building regulations energy guidance sets a limiting U-value of 2.2 W/m²K for new and replacement rooflights in existing homes, measured horizontally.
On a permitted development extension the lantern counts towards the extension's height; on an existing roof, a rooflight projecting more than 150 mm may need planning permission.
Building regulations in Melksham are checked by your local authority building control team or a registered building control approver. Replacing a rooflight in an existing home is building work. Installers registered with a competent person scheme can self-certify; otherwise building control must be involved.

Questions from Melksham
What is the most common rectangular roof lantern size?
Sizes of 1000 × 2000 mm and 1500 × 2500 mm are common standard sizes for kitchen and dining extensions, but the right size is the one that matches your kerb. If your kerb is not built yet, our sizes guide helps you pick a standard size first.
Can a rectangular lantern be made to an exact size?
Yes. Made-to-measure lanterns are built to the external kerb size you give us, usually in 10 mm steps within the range's limits. Made-to-measure takes longer than a stock size and cannot be cancelled once ordered, so measure twice.
Do you deliver roof lanterns to Melksham?
Yes. Delivery to Melksham (SN12) is quoted for your exact postcode and confirmed in writing on your quote, together with the lead time.
Who checks building regulations for a lantern in Melksham?
Your local authority building control team or a registered building control approver. For a lantern in a new extension it forms part of the extension's approval; replacements in existing homes have their own rules.
