Planning and building regulations for Ossett
For homes in England, a new or replacement rooflight should achieve a U-value of 2.2 W/m²K or better in the horizontal position, under Approved Document L.
On a permitted development extension the lantern counts towards the extension's height; on an existing roof, a rooflight projecting more than 150 mm may need planning permission.
Building regulations in Ossett are checked by your local authority building control team or a registered building control approver. Replacing a rooflight in an existing home is building work. Installers registered with a competent person scheme can self-certify; otherwise building control must be involved.

Questions from Ossett
Which way should the ridge run?
The ridge runs along the longer side. On a square opening there is no ridge and the lantern becomes a pyramid.
Can a rectangular lantern be made to an exact size?
Yes. Made-to-measure lanterns are built to the external kerb size you give us, usually in 10 mm steps within the range's limits. Made-to-measure takes longer than a stock size and cannot be cancelled once ordered, so measure twice.
Is it worth having solar-control glass in Ossett?
With the midsummer sun about 59.8° high at noon, roof glass in Ossett gets strong summer sun. Solar control is recommended for large or south-facing lanterns.
Can you fit a roof lantern in Ossett?
We can quote for fitting where we have cover. Send your postcode and photos of the roof and kerb, and we will confirm before quoting.
