Planning and building regulations for Waltham Abbey
England's Approved Document L caps the U-value of new or replacement rooflights in existing homes at 2.2 W/m²K, calculated with the glass horizontal.
Lanterns on permitted development extensions are part of the extension's height limits. Adding one to an existing roof is different: over 150 mm of projection can mean a planning application.
Building regulations in Waltham Abbey are checked by your local authority building control team or a registered building control approver. Replacing a rooflight in an existing home is building work. Installers registered with a competent person scheme can self-certify; otherwise building control must be involved.

Questions from Waltham Abbey
Can a rectangular lantern be made to an exact size?
Yes. Made-to-measure lanterns are built to the external kerb size you give us, usually in 10 mm steps within the range's limits. Made-to-measure takes longer than a stock size and cannot be cancelled once ordered, so measure twice.
Does a longer lantern need extra support?
Long lanterns use intermediate rafters inside the lantern itself. The roof structure around the opening must be designed to carry the lantern's weight; your builder or engineer sizes the trimmers.
Who checks building regulations for a lantern in Waltham Abbey?
Your local authority building control team or a registered building control approver. For a lantern in a new extension it forms part of the extension's approval; replacements in existing homes have their own rules.
Do I need planning permission for a roof lantern in Waltham Abbey?
Often not, but it depends on the roof, the property and whether it is listed or in a conservation area. Check with your district, borough or unitary council before ordering.
