Planning and building regulations in Greater London

England's Approved Document L caps the U-value of new or replacement rooflights in existing homes at 2.2 W/m²K, calculated with the glass horizontal.

On a permitted development extension the lantern counts towards the extension's height; on an existing roof, a rooflight projecting more than 150 mm may need planning permission.

Building regulations are checked by your local authority building control team or a registered building control approver. Replacing a rooflight in an existing home is building work. Installers registered with a competent person scheme can self-certify; otherwise building control must be involved.

Orangery roof lanterns in Greater London: questions

Do orangery lanterns come with cresting?

They can. Cresting and finials are options on traditional ranges.

Can I add a lantern to my existing orangery roof?

If the roof has a suitable opening and upstand, yes. If not, the roof needs structural alteration first, which is a job for a builder with an engineer's input.

What is the difference between an orangery and a conservatory?

A conservatory has a mostly glazed roof; an orangery has a mostly solid roof with a lantern in the middle and usually more solid wall. Orangeries are easier to keep comfortable year round.

Who checks building regulations for a lantern in Greater London?

Your local authority building control team or a registered building control approver. For a lantern in a new extension it forms part of the extension's approval; replacements in existing homes have their own rules.
