Planning and building regulations for Rochdale
For homes in England, a new or replacement rooflight should achieve a U-value of 2.2 W/m²K or better in the horizontal position, under Approved Document L.
Lanterns on permitted development extensions are part of the extension's height limits. Adding one to an existing roof is different: over 150 mm of projection can mean a planning application.
Building regulations in Rochdale are checked by your local authority building control team or a registered building control approver. Replacing a rooflight in an existing home is building work. Installers registered with a competent person scheme can self-certify; otherwise building control must be involved.

Questions from Rochdale
Do large lanterns overheat a room?
A large area of south-facing glass can make a room warm on sunny days. Solar-control glass, an opening vent and good background ventilation all help. Our guide on overheating explains the options.
Does a large lantern need structural calculations?
The roof structure around it usually does. Your engineer or building control body will want the lantern's weight and the opening size.
Can you fit a roof lantern in Rochdale?
We can quote for fitting where we have cover. Send your postcode and photos of the roof and kerb, and we will confirm before quoting.
Is it worth having solar-control glass in Rochdale?
With the midsummer sun about 59.8° high at noon, roof glass in Rochdale gets strong summer sun. Solar control is recommended for large or south-facing lanterns.
