Planning and building regulations for Failsworth
In England, building regulations energy guidance sets a limiting U-value of 2.2 W/m²K for new and replacement rooflights in existing homes, measured horizontally.
Lanterns on permitted development extensions are part of the extension's height limits. Adding one to an existing roof is different: over 150 mm of projection can mean a planning application.
Building regulations in Failsworth are checked by your local authority building control team or a registered building control approver. Replacing a rooflight in an existing home is building work. Installers registered with a competent person scheme can self-certify; otherwise building control must be involved.

Questions from Failsworth
Does a large lantern need structural calculations?
The roof structure around it usually does. Your engineer or building control body will want the lantern's weight and the opening size.
Do large lanterns overheat a room?
A large area of south-facing glass can make a room warm on sunny days. Solar-control glass, an opening vent and good background ventilation all help. Our guide on overheating explains the options.
Who checks building regulations for a lantern in Failsworth?
Your local authority building control team or a registered building control approver. For a lantern in a new extension it forms part of the extension's approval; replacements in existing homes have their own rules.
Is it worth having solar-control glass in Failsworth?
With the midsummer sun about 59.9° high at noon, roof glass in Failsworth gets strong summer sun. Solar control is recommended for large or south-facing lanterns.
