Planning and building regulations for Wilmslow
England's Approved Document L caps the U-value of new or replacement rooflights in existing homes at 2.2 W/m²K, calculated with the glass horizontal.
Lanterns on permitted development extensions are part of the extension's height limits. Adding one to an existing roof is different: over 150 mm of projection can mean a planning application.
Building regulations in Wilmslow are checked by your local authority building control team or a registered building control approver. Replacing a rooflight in an existing home is building work. Installers registered with a competent person scheme can self-certify; otherwise building control must be involved.

Questions from Wilmslow
Does a large lantern need structural calculations?
The roof structure around it usually does. Your engineer or building control body will want the lantern's weight and the opening size.
Do large lanterns overheat a room?
A large area of south-facing glass can make a room warm on sunny days. Solar-control glass, an opening vent and good background ventilation all help. Our guide on overheating explains the options.
Do I need planning permission for a roof lantern in Wilmslow?
Often not, but it depends on the roof, the property and whether it is listed or in a conservation area. Check with your district, borough or unitary council before ordering.
Who checks building regulations for a lantern in Wilmslow?
Your local authority building control team or a registered building control approver. For a lantern in a new extension it forms part of the extension's approval; replacements in existing homes have their own rules.
