Planning and building regulations for Kettering
England's Approved Document L caps the U-value of new or replacement rooflights in existing homes at 2.2 W/m²K, calculated with the glass horizontal.
On a permitted development extension the lantern counts towards the extension's height; on an existing roof, a rooflight projecting more than 150 mm may need planning permission.
Building regulations in Kettering are checked by your local authority building control team or a registered building control approver. Replacing a rooflight in an existing home is building work. Installers registered with a competent person scheme can self-certify; otherwise building control must be involved.

Questions from Kettering
Is a contemporary lantern the same as a flat rooflight?
No. A contemporary lantern still has sloping glass and a ridge or apex; it simply has slimmer frames and fewer bars. A flat rooflight is a single, nearly flat pane of glass on an upstand.
Are contemporary lanterns weaker?
They are engineered for the sizes they are sold in. That is exactly why their maximum sizes are often smaller: the frame is slimmer, so each range has its own limits.
Do you deliver roof lanterns to Kettering?
Yes. Delivery to Kettering (NN16) is quoted for your exact postcode and confirmed in writing on your quote, together with the lead time.
Can you fit a roof lantern in Kettering?
We can quote for fitting where we have cover. Send your postcode and photos of the roof and kerb, and we will confirm before quoting.
