Planning and building regulations for Leicester
In England, building regulations energy guidance sets a limiting U-value of 2.2 W/m²K for new and replacement rooflights in existing homes, measured horizontally.
On a permitted development extension the lantern counts towards the extension's height; on an existing roof, a rooflight projecting more than 150 mm may need planning permission.
Building regulations in Leicester are checked by your local authority building control team or a registered building control approver. Replacing a rooflight in an existing home is building work. Installers registered with a competent person scheme can self-certify; otherwise building control must be involved.

Questions from Leicester
Do contemporary lanterns cost more?
Usually a little more per size than a standard range, because the bigger glass units cost more to make and handle.
Is a contemporary lantern the same as a flat rooflight?
No. A contemporary lantern still has sloping glass and a ridge or apex; it simply has slimmer frames and fewer bars. A flat rooflight is a single, nearly flat pane of glass on an upstand.
Can you fit a roof lantern in Leicester?
We can quote for fitting where we have cover. Send your postcode and photos of the roof and kerb, and we will confirm before quoting.
Do I need planning permission for a roof lantern in Leicester?
Often not, but it depends on the roof, the property and whether it is listed or in a conservation area. Check with your district, borough or unitary council before ordering.
