Planning and building regulations for Lancaster
England's Approved Document L caps the U-value of new or replacement rooflights in existing homes at 2.2 W/m²K, calculated with the glass horizontal.
Lanterns on permitted development extensions are part of the extension's height limits. Adding one to an existing roof is different: over 150 mm of projection can mean a planning application.
Building regulations in Lancaster are checked by your local authority building control team or a registered building control approver. Replacing a rooflight in an existing home is building work. Installers registered with a competent person scheme can self-certify; otherwise building control must be involved.

Questions from Lancaster
Can I have a contemporary lantern in white?
Yes, though most buyers choose grey or black because the slimmer frame is the point and dark frames disappear against the sky.
Is a contemporary lantern the same as a flat rooflight?
No. A contemporary lantern still has sloping glass and a ridge or apex; it simply has slimmer frames and fewer bars. A flat rooflight is a single, nearly flat pane of glass on an upstand.
Do I need planning permission for a roof lantern in Lancaster?
Often not, but it depends on the roof, the property and whether it is listed or in a conservation area. Check with your district, borough or unitary council before ordering.
Is it worth having solar-control glass in Lancaster?
With the midsummer sun about 59.4° high at noon, roof glass in Lancaster gets strong summer sun. Solar control is recommended for large or south-facing lanterns.
