Planning and building regulations for Burnley
In England, building regulations energy guidance sets a limiting U-value of 2.2 W/m²K for new and replacement rooflights in existing homes, measured horizontally.
Planning-wise, a lantern on a new extension is judged as part of that extension, while one added to an existing roof can fall outside permitted development if it stands more than 150 mm proud.
Building regulations in Burnley are checked by your local authority building control team or a registered building control approver. Replacing a rooflight in an existing home is building work. Installers registered with a competent person scheme can self-certify; otherwise building control must be involved.

Questions from Burnley
Can I have a contemporary lantern in white?
Yes, though most buyers choose grey or black because the slimmer frame is the point and dark frames disappear against the sky.
Is a contemporary lantern the same as a flat rooflight?
No. A contemporary lantern still has sloping glass and a ridge or apex; it simply has slimmer frames and fewer bars. A flat rooflight is a single, nearly flat pane of glass on an upstand.
Is it worth having solar-control glass in Burnley?
With the midsummer sun about 59.6° high at noon, roof glass in Burnley gets strong summer sun. Solar control is recommended for large or south-facing lanterns.
Do I need planning permission for a roof lantern in Burnley?
Often not, but it depends on the roof, the property and whether it is listed or in a conservation area. Check with your district, borough or unitary council before ordering.
