Planning and building regulations for Cowes
In England, building regulations energy guidance sets a limiting U-value of 2.2 W/m²K for new and replacement rooflights in existing homes, measured horizontally.
On a permitted development extension the lantern counts towards the extension's height; on an existing roof, a rooflight projecting more than 150 mm may need planning permission.
Building regulations in Cowes are checked by your local authority building control team or a registered building control approver. Replacing a rooflight in an existing home is building work. Installers registered with a competent person scheme can self-certify; otherwise building control must be involved.

Questions from Cowes
Do contemporary lanterns cost more?
Usually a little more per size than a standard range, because the bigger glass units cost more to make and handle.
Is a contemporary lantern the same as a flat rooflight?
No. A contemporary lantern still has sloping glass and a ridge or apex; it simply has slimmer frames and fewer bars. A flat rooflight is a single, nearly flat pane of glass on an upstand.
Who checks building regulations for a lantern in Cowes?
Your local authority building control team or a registered building control approver. For a lantern in a new extension it forms part of the extension's approval; replacements in existing homes have their own rules.
Is it worth having solar-control glass in Cowes?
With the midsummer sun about 62.7° high at noon, roof glass in Cowes gets strong summer sun. Solar control is recommended for large or south-facing lanterns.
