Planning and building regulations for Hitchin
For homes in England, a new or replacement rooflight should achieve a U-value of 2.2 W/m²K or better in the horizontal position, under Approved Document L.
Lanterns on permitted development extensions are part of the extension's height limits. Adding one to an existing roof is different: over 150 mm of projection can mean a planning application.
Building regulations in Hitchin are checked by your local authority building control team or a registered building control approver. Replacing a rooflight in an existing home is building work. Installers registered with a competent person scheme can self-certify; otherwise building control must be involved.

Questions from Hitchin
Are contemporary lanterns weaker?
They are engineered for the sizes they are sold in. That is exactly why their maximum sizes are often smaller: the frame is slimmer, so each range has its own limits.
Is a contemporary lantern the same as a flat rooflight?
No. A contemporary lantern still has sloping glass and a ridge or apex; it simply has slimmer frames and fewer bars. A flat rooflight is a single, nearly flat pane of glass on an upstand.
How quickly can I get a roof lantern in Hitchin?
Stock sizes are typically ready in 5–10 working days, made-to-measure in 3–4 weeks, plus delivery. Your quote gives the date for SG4.
Do you deliver roof lanterns to Hitchin?
Yes. Delivery to Hitchin (SG4) is quoted for your exact postcode and confirmed in writing on your quote, together with the lead time.
