Planning and building regulations for Bishop's Stortford
England's Approved Document L caps the U-value of new or replacement rooflights in existing homes at 2.2 W/m²K, calculated with the glass horizontal.
On a permitted development extension the lantern counts towards the extension's height; on an existing roof, a rooflight projecting more than 150 mm may need planning permission.
Building regulations in Bishop's Stortford are checked by your local authority building control team or a registered building control approver. Replacing a rooflight in an existing home is building work. Installers registered with a competent person scheme can self-certify; otherwise building control must be involved.

Questions from Bishop's Stortford
Is a contemporary lantern the same as a flat rooflight?
No. A contemporary lantern still has sloping glass and a ridge or apex; it simply has slimmer frames and fewer bars. A flat rooflight is a single, nearly flat pane of glass on an upstand.
Do contemporary lanterns cost more?
Usually a little more per size than a standard range, because the bigger glass units cost more to make and handle.
Do you deliver roof lanterns to Bishop's Stortford?
Yes. Delivery to Bishop's Stortford (CM23) is quoted for your exact postcode and confirmed in writing on your quote, together with the lead time.
Do I need planning permission for a roof lantern in Bishop's Stortford?
Often not, but it depends on the roof, the property and whether it is listed or in a conservation area. Check with your district, borough or unitary council before ordering.
