Planning and building regulations for Royton
In England, building regulations energy guidance sets a limiting U-value of 2.2 W/m²K for new and replacement rooflights in existing homes, measured horizontally.
On a permitted development extension the lantern counts towards the extension's height; on an existing roof, a rooflight projecting more than 150 mm may need planning permission.
Building regulations in Royton are checked by your local authority building control team or a registered building control approver. Replacing a rooflight in an existing home is building work. Installers registered with a competent person scheme can self-certify; otherwise building control must be involved.

Questions from Royton
Can I have a contemporary lantern in white?
Yes, though most buyers choose grey or black because the slimmer frame is the point and dark frames disappear against the sky.
Are contemporary lanterns weaker?
They are engineered for the sizes they are sold in. That is exactly why their maximum sizes are often smaller: the frame is slimmer, so each range has its own limits.
Do I need planning permission for a roof lantern in Royton?
Often not, but it depends on the roof, the property and whether it is listed or in a conservation area. Check with your district, borough or unitary council before ordering.
Is it worth having solar-control glass in Royton?
With the midsummer sun about 59.9° high at noon, roof glass in Royton gets strong summer sun. Solar control is recommended for large or south-facing lanterns.
