Planning and building regulations for Crowborough
England's Approved Document L caps the U-value of new or replacement rooflights in existing homes at 2.2 W/m²K, calculated with the glass horizontal.
Planning-wise, a lantern on a new extension is judged as part of that extension, while one added to an existing roof can fall outside permitted development if it stands more than 150 mm proud.
Building regulations in Crowborough are checked by your local authority building control team or a registered building control approver. Replacing a rooflight in an existing home is building work. Installers registered with a competent person scheme can self-certify; otherwise building control must be involved.

Questions from Crowborough
Is a contemporary lantern the same as a flat rooflight?
No. A contemporary lantern still has sloping glass and a ridge or apex; it simply has slimmer frames and fewer bars. A flat rooflight is a single, nearly flat pane of glass on an upstand.
Can I have a contemporary lantern in white?
Yes, though most buyers choose grey or black because the slimmer frame is the point and dark frames disappear against the sky.
Who checks building regulations for a lantern in Crowborough?
Your local authority building control team or a registered building control approver. For a lantern in a new extension it forms part of the extension's approval; replacements in existing homes have their own rules.
Do I need planning permission for a roof lantern in Crowborough?
Often not, but it depends on the roof, the property and whether it is listed or in a conservation area. Check with your district, borough or unitary council before ordering.
